Beard Land Improvement Company, incorporated in 1963, is an industrial-property developer and leasing company with properties located mainly within the Beard Industrial District. The District is contiguous to the City of Modesto and is located in Stanislaus County with a population exceeding 500,000.
Beard Land is part of the Beard Industrial District properties comprising approximately 2,000 acres which are zoned and developed for commercial and industrial use. We have over 30 warehouses in operation and more than 300 acres available for development.
Beard Land has an integral role in the multitude of businesses located in the Beard Industrial District, including several Fortune 500 companies, which employ thousands of area residents. Many of the industries are food related and most sites are rail served by our sister company, Modesto and Empire Traction Company, which interchanges with both BNSF Railway and Union Pacific Railroad.
